One tenant. A company.

You are not handing your property to a manager, you are letting it to a business. The business pays, insures, maintains, and hosts the guests. The difference is legal, and it changes everything.

A fixed rent, paid in advance

The amount is written into the lease. It is paid every month, in advance, whether the property hosted thirty nights or none. Low season is our problem.

    You tell us about the property

    A thirty-minute conversation, on site or by video. Address, size, condition, building rules, what you expect. We tell you frankly whether it suits short lets.

  2. Within 48 h02

    We propose a rent

    A firm amount, based on the property's real potential and the local market. Not a range: one monthly figure you can compare with what you earn today.

  3. Week 203

    We sign the civil lease

    Three firm years, tacit renewal, six months' notice. Deposit, joint inventory, insurance certificate. Everything in writing before the first key.

  4. Every month04

    You receive your rent

    We furnish, list and host. On your side, the only thing that happens is a transfer, on a fixed date, with its receipt.

The split of utilities and charges is set in each lease: it depends on the meters and the building.

What the contract says

A civil lease, not a mandate

We do not represent you and we manage nothing on your behalf: we rent. The framework is the French Civil Code, and it is written into every lease we sign.

Articles 1708 et seq. of the Civil Code

The civil lease is the ordinary-law rental contract. It falls neither under the 6 July 1989 residential tenancy act nor under commercial lease rules: no right of renewal, no eviction indemnity.

Article 1717 of the Civil Code

The owner expressly authorises subletting in the lease. It is lawful from day one, and the owner acknowledges that sublet income may exceed the head rent.

No assignment of the lease

We may sublet, never assign. Your tenant remains MM Suites for the whole term. Nobody else can take our place.

Outside the Hoguet act

This is not property management: we hold no funds on your behalf. The rent you receive is ours, not a third party's passing through us.

Term and exit

Three firm years, then tacit renewal in three-year periods. Either party may end it by registered letter with six months' notice, effective once current stays have ended.

Inventory and deposit

A joint inventory at entry and exit, a deposit paid at signature, and an insurance certificate provided every year on request.

The standard lease is handed over at the meeting, before any decision. Your notary or lawyer is welcome to read it: we insist on it.

A sublet apartment is not left to itself for three years. It is cleaned after every stay, inspected every week, and repaired as soon as a detail is off. It is in our interest: it is our working tool.

At the end of the lease you get back a maintained property, with its exit inventory. Often in better condition than at the start.

Questions we get asked

What if the property stays empty for a whole month?

You are paid. The rent is owed under the lease, not by bookings. Vacancy is our risk, and it is precisely what you delegate to us.

How is the rent set?

On the property's real short-let potential: neighbourhood, size, capacity, condition, and our track record on comparable properties. We make a firm proposal within 48 hours. It is generally at, or above, a classic tenancy rent.

Who is liable for damage?

We are. The lease requires us to insure the operation and return the property in the condition of the entry inventory, normal wear excepted. Guests also leave a deposit on the platforms.

Can I get my property back?

Yes, at the end of the three-year firm period, then at each renewal, with six months' notice by registered letter. Notice takes effect once already-booked stays have ended.

Is it legal?

Yes. Subletting is lawful as soon as the owner accepts it in writing, which the lease does expressly under article 1717 of the Civil Code. Reims is not a regulated high-demand zone. We handle the town hall registration.

What about my building's rules?

We check the co-ownership rules together before signing: some forbid short lets. If so, we will tell you, and point you to management or another solution.

How do I declare this rent?

As rent: you receive rental income from a company, with a receipt every month. The exact regime depends on your situation; your accountant confirms it in minutes.

Does the property need to be furnished?

No. We take empty properties and furnish them at our expense. If it is already furnished, we take that into account in the proposal.

Sublet or management, how do I choose?

If you want the most income and accept that it varies, management. If you want a known amount every month and never to think about it again, a sublet. We give you both figures, you compare.
